Communicare is a social enterprise active as a property manager and property developer in the Western Cape. We own and manage a growing residential portfolio (currently 3375 rental units in the social housing and affordable market) in well-located parts of the Cape Town Metropole and Hermanus. The organisation also acquires and develops residential property in the affordable and middle-segment housing markets to hold long term or for sale.

Communicare's main target market is the Cape Town affordable housing market comprising the gap and social housing markets. Our tenants have varying capacity to afford rentals. Some tenants in the social housing market require an ongoing level of subsidisation to rent adequate housing. Some families at the bottom end of the gap market may also require a low level of subsidisation. Cross-subsidisation through a mix of income groups in the rental portfolio is therefore necessary.

Our innovative business model cross-finances affordable rental accommodation with commercially viable property development and management, enabling us to achieve unprecedented sustainability in our affordable rentals.
