Communicare provides rental housing to a wide range of tenants including a large portfolio of properties rented at discounted rates known as social rentals. We have specific complexes, where we provide government-regulated social housing.

We also rent out apartments to people of all incomes. The income from such rentals is used to fund the operation of social housing units. We have been cross-subsidising in this way for several decades because it allows us to develop more housing and to offer some units at discounted rates of between 30% and 80% lower than normal market rates.

  • What supporting documents do I need in order to apply?

    In order to complete your application, you will need the following documents:

    • Latest 3 month bank statements
    • Proof of income (not older than 3 months)
    • A certified copy of your identity document or valid permanent residency papers
    • If applicable, a certified copy of your marriage certificate or divorce decree
    • If applicable, certified copies of identity documents or birth certificates of all dependants and/or additional occupants

  • What do I need to qualify to rent?

    To qualify to rent a social housing unit, you must meet all these criteria:

    • A tenant must earn between R1,850 and R22,000 per month
    • Applicants must be between the ages of 18 and 65
    • Permanently employed or self-employed
    • Clean credit record/ not blacklisted
    • Must not own any property or be receiving any state subsidy with respect to property
    • Clear criminal record
    • Bothasig Gardens and Drommedaris Pilot are classified as social housing complexes and are regulated by the Social Housing Regulatory Authority (SHRA).

     

    To qualify to rent a goodfind unit, you must meet all these criteria:

    • Minimum income set per property
    • Applicants must be between the ages of 18 and 65
    • You must meet the minimum household income specified for a particular apartment.
    • The joint household income needs to be about three (3) times the monthly rent.
    • You must reside in the Western Cape. You must be a South African citizen or have permanent residence.
    • Permanently employed or self-employed
    • Clean credit record/ not blacklisted
    • Must not own any property or be receiving any state subsidy with respect to property.
    • Clear criminal record

     

    To qualify to rent a senior’s accommodation unit, you must meet all these criteria:

    • Applicants between age 50 and 65 years who are officially retired or who are still economically active and have no dependants may apply for seniors’ accommodation.
    • Some complexes also have additional criteria or allow for renting to seniors who receive the government’s Old Age Pension Grant from SASSA.
    • Senior applicants will be subjected to an interview with a Social Development Officer and subject to the findings of the officer, a decision will be taken as to whether or not the applicant qualifies for accommodation.
    • Seniors applicants must be able to care for themselves as our facilities are not old age homes and do not have any sick bays.

    Please note that failure to meet any one of these criteria will result in the rejection of an application.

  • What is the rental rate for apartments?

    With social housing, a tenant must earn between R1,850 and R22,000 per month. Rent is then calculated based on monthly household income.

    For goodfind properties, rent is calculated according to the size of the unit, location, amenities, utilities, additional services provided in the complex and the price of other similar rentals in the area.

  • What is the deposit amount if I want to rent a unit?

    The deposit is equal to one month’s rent and must be paid upfront with your first month’s rent. An admin fee is payable for administration purposes.

  • What are the rental payment options?

    Tenants are encouraged to make rental payments via debit order using the following banking details:

  • Is parking available at complexes?

    Parking is available for tenants inside our complexes if you rent a parking bay or garage. This will be at an additional cost over and above your rental. Once your application has been accepted, you can discuss an available parking/garage with a leasing administrator.

  • What do I do if I would like to rent a garage/parking bay?

    Contact our call centre to start the application process for a garage or parking bay.

  • How do I log a maintenance call?

    Report any problems to the call centre on 0800 266 737. The call centre is available 24/7. Alternately email callcentre@communicare.org.za or callcentre@goodfindproperties.co.za .

    Have the following information ready when reporting a problem:

    • Your tenant code (this can be found on your lease agreement and monthly statement)
    • Provide your name, contact number and e-mail address
    • Provide a description of the issue
  • How long must I wait to have a problem fixed?

    Once you have logged your query with the call centre, the person handling your case will call you within 48hrs to get more information and set up an appointment. They will estimate the time needed to resolve your specific query.

  • What is the procedure if I would like to move to another unit?

    An application for an alternate unit or complex must be submitted and will be subjected to the same processes and checks as any other application.

  • What is the notice period if I want to vacate?

    We require one calendar month’s notice. This means that you need to give notice on the 1st of the month stating that you intend to vacate at the end of the month. Please note that your rent will still be due at the end of the month.

  • How long must I wait for my deposit refund?

    If there are no damages to the unit, your deposit will be refunded within 7 days. If there are damages, the deposit will be refunded within 14 days of the finalisation of repairs. Should a tenant not attend the exit inspection as arranged, the deposit will be refunded within 21 days. Repairs may be deducted from deposits paid.

  • Is the deposit refund paid with interest?

    Yes.
